Shenkman & Son offers investors the opportunity to share in various real estate ventures according to their objectives. Investments vary in time from 8 to 12 years, depending on market conditions. The size of the investment by each investor may range from $25,000 and up, with no

maximum amount. The amount invested in each venture by an individual will determine the percentage of ownership in the partnership, with no one investor having more control than the other. Since the partnership holds the title to real estate, Shenkman & Son will have authority in the operation. Investors are paid a fixed annual return on their investment, as well as a capital gains distribution upon time of sale of the property.

A projected priority return of 8.0% per annum will be paid to the investors on a total investment ranging from $25,000 to $249,000. A projected priority return of 8.5% annum will be paid to the

investors on a total investment ranging from $250,000+. The projected priority return is based on present rent rolls and will be paid before any property management fee. Payment will be sent to the investors monthly. For example, at 8%, for each $25,000 investment, the investor will receive a monthly check of $166.67 ($2,000.00 per year.)

Upon sale of the property, investor's capital is returned. Then, based on the selling price and cash available upon sale, there is a second priority distribution. The second priority distribution will be a minimum of 100% of the investor's capital.
